Community Guidelines & Terms of Use

Town Square is a private, neighbor-to-neighbor marketplace for residents of participating communities. It is operated by American Communities Management LLC, a Utah limited liability company doing business as Medallion Communities (the “Company,” “we,” “us,” or “our”). The community or property where you reside is referred to as “your Community.”
By creating an account or using Town Square, you confirm that you have read, understand, and agree to these Community Guidelines & Terms of Use (the “Terms”). If you do not agree, do not use Town Square.
1. Eligibility & Accounts
- You must be a current resident (or an authorized member of a resident’s household) of a participating Community, and at least 18 years old.
- You must provide accurate, current information, and keep your account credentials secure. You are responsible for all activity under your account.
- Accounts are reviewed and approved by a Community administrator before you can post or browse. We may decline, suspend, or revoke access at our discretion.
2. Community Guidelines — Acceptable Use
To keep Town Square safe and welcoming, you agree that you will not:
- Engage in any illegal activity. You may not use Town Square for any unlawful purpose or to advertise, solicit, buy, sell, or facilitate anything illegal (including unlawful goods, services, weapons, controlled substances, or fraudulent schemes). Illegal activity may result in removal of your content, suspension or permanent revocation of your Town Square privileges, referral to law enforcement, and — because it may violate your lease or community rules — may constitute grounds for eviction from your Community.
- Post hate speech or abusive content. No content that is hateful, harassing, threatening, bullying, defamatory, obscene, or that demeans or discriminates against any person or group based on race, color, religion, national origin, sex, gender, gender identity, sexual orientation, disability, age, familial status, or any other protected characteristic.
- Harass, threaten, stalk, impersonate, or invade the privacy of any person, or post another person’s private or personal information.
- Post spam, scams, misleading, or fraudulent listings; misrepresent yourself, your items, or your services.
- Offer items or services you do not have the legal right to sell or provide, or that infringe anyone’s rights.
- Attempt to disrupt, hack, or misuse the platform, or use it for any commercial purpose other than as permitted (e.g., approved business advertising).
3. Transactions Between Users
Town Square is only a venue that lets residents and approved local businesses connect. We are not a party to, and do not participate in, any transaction, communication, or arrangement between users. We do not vet, screen, inspect, endorse, or guarantee any user, listing, service, advertisement, item, or transaction. Any payment, exchange, service, meeting, or agreement is solely between the users involved, at their own risk. You are responsible for exercising good judgment and taking sensible safety precautions (for example, meeting in public, inspecting items, and verifying details) before transacting.
4. Your Responsibility & Indemnification
You are solely responsible for your conduct, your content, and your transactions on or arising from Town Square. To the fullest extent permitted by law, you agree to indemnify, defend, and hold harmless American Communities Management LLC (d/b/a Medallion Communities), its affiliates, and your Community — together with their respective owners, officers, managers, members, employees, agents, and representatives (the “Indemnified Parties”) — from and against any and all claims, demands, disputes, damages, losses, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising out of or related to: (a) your use of Town Square; (b) your content, listings, ads, or communications; (c) your transactions or interactions with other users; or (d) your violation of these Terms, any applicable law, or the rights of any third party.
5. Disclaimers
Town Square is provided on an “as is” and “as available” basis, without warranties of any kind, whether express or implied, including any implied warranties of merchantability, fitness for a particular purpose, title, or non-infringement. We do not warrant that the platform will be uninterrupted, secure, or error-free, or that any listing, ad, user, item, or service is accurate, lawful, safe, or as described.
6. Limitation of Liability
To the fullest extent permitted by law, the Indemnified Parties will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss arising from your use of Town Square or from any dispute, transaction, content, or interaction between users. In no event will the Indemnified Parties’ total liability to you exceed one hundred U.S. dollars (US$100). Some jurisdictions do not allow certain limitations, so some of the above may not apply to you.
7. Privacy
Information you provide (such as your name, unit/address, contact details, and posts) is used to operate Town Square, verify residency, and connect you with your Community and approved neighbors and businesses. Approved listings and messages may be visible to other approved users in your Community and to Community administrators. Please do not post sensitive personal information. We handle your information in accordance with our privacy practices.
8. Suspension & Termination
We may remove any content and suspend, restrict, or permanently revoke your access to Town Square at any time, with or without notice, for any violation of these Terms or for any reason we deem appropriate. Serious or illegal violations may also be reported to authorities and may constitute a violation of your lease or community rules, which can lead to eviction from your Community. These Terms (including Sections 3–6) survive termination.
9. Changes to These Terms
We may update these Terms from time to time. Material changes will be posted here with an updated date. Your continued use of Town Square after changes take effect constitutes your acceptance of the revised Terms.
10. Governing Law
These Terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws rules. You agree that any dispute will be resolved exclusively in the state or federal courts located in Texas, and you consent to their jurisdiction and venue.
11. Contact & Reporting
To report a violation, an inappropriate listing, or a safety concern, use the “Report” option on a listing or contact your Community administrator. Questions about these Terms can be directed to your Community’s management office.
